Pull up three different real estate sites and ask what a home in Stanwood is worth right now, and you'll get three different answers. Not close answers. Answers that disagree on the direction the market is even moving.

Zillow's home value index, checked the same month, showed the typical Stanwood home worth $656,789, down 6.3 percent over the trailing year, with homes going pending in about eight days. Redfin's own pace figure for March was a median 23 days on market. Movoto's was 52.
Three trackers. Three price directions. Three different speeds. None of them are broken. They're each averaging a different mix of what's actually selling in Stanwood this year, and that mix has split into two markets that behave almost nothing alike.

What's Actually Closing Right Now
The volume driving Stanwood's new-home numbers is real and specific. Bakerview, built by D.R. Horton, will total 96 homes across 11 designs once complete, a mix of duplexes and one and two-story single-family plans. Recent listings there have ranged from a one-story Cypress plan at $549,995 up to a two-story Bridgewater at $749,995. Meadow Hawk, also D.R. Horton, is a larger community at 126 homes across 8 designs, with recent pricing mostly in the $610,000s to $680,000s. Lennar's Stockbridge Meadow, split into a townhome collection and the Stockbridge Manor single-family collection, has listed paired homes as low as $519,950 and larger two-story plans as high as $714,950. Luce Estates sits apart from the rest, ten one-acre homesites with territorial views priced from roughly $1.17 million to $1.25 million. Autumn Trails, a smaller community near Lake Goodwin, has priced homes from $569,990 to $599,990.
Taken together, new single-family homes that closed in Stanwood over the six months ending in August 2026 carried a median price of $662,495 on a median 2,251 square feet. Work that out and you land around $294 a square foot, which sits above the citywide blended figures both Redfin and Movoto reported. That's the piece that makes sense of the contradiction. New construction is adding bigger houses at a moderate price per square foot, which pulls the raw dollar median up simply because these homes are larger than the older starter homes they're replacing in the sales count. At the same time, that same wave of moderately priced new-build square footage dilutes the blended price-per-square-foot average, because it now sits alongside a shrinking handful of small, high-premium waterfront properties that command far more per square foot on far less land.
The Other Half of Stanwood Isn't Selling Like That At All
Lake Goodwin is a 538-acre freshwater lake ringed by everything from rustic cabins to mansions with private docks and guest homes. A current listing there sits at $2,175,000. But the neighborhood typically sees only about two home sales a month. When a data set that thin includes one multimillion-dollar closing, it can swing the whole neighborhood's reported average in a way that has nothing to do with where prices are actually trending.
Lake Ketchum tells a similar story from a different angle. One tracker lists the neighborhood's median home price near $680,000, then reports the median sale price over the trailing 12 months at $650,000, up 6 percent from the prior 12-month period, while a separate figure on the same page shows prices down 5 percent over the last 12 months. Both numbers can be technically accurate at once. They're measuring different windows against a pool of sales small enough that a single closing shifts the percentage. That's not a data error. It's what happens when you try to calculate a year-over-year trend from a neighborhood that might only see a few closings in a year.
Acreage inventory around Cedarhome and Sunday Lake fills out the rest of the legacy side. Recent listings there have ranged from $599,950 for new construction on a smaller lot up to $970,000 for a larger acreage home, with plenty of variation in between depending on lot size and age. None of it prices the way a Meadow Hawk or Bakerview home does, because none of it was built to a repeatable floor plan on a platted lot.
There's also a structural reason Stanwood's legacy waterfront and acreage stock draws a different buyer than its new subdivisions. State Route 532 across the delta is Camano Island's only road connection to the mainland, and Stanwood shares the Stanwood-Camano School District with the island. That means buyers cross-shopping Camano waterfront often end up considering Stanwood's own lakefront and acreage parcels as a lower-cost version of the same lifestyle, a demand pool that has little overlap with someone comparing floor plans at Stockbridge Meadow for commute convenience.
What This Means If You're Buying or Selling
- Ask which comp set a quoted median is built from before you anchor to it. A production-home community and a lake cabin two miles away are not the same market just because they share a zip code.
- If you're selling an older resale home or a lakefront property, your real competition is other legacy inventory, and there may only be a small number of truly comparable sales in the past year to work from.
- If you're comparing a new-construction plan to an older waterfront home on price per square foot, you're comparing two different products. A production home's per-square-foot price reflects standard finishes and a platted lot. A waterfront home's reflects shoreline and scarcity.
- The days-on-market figure you see quoted, whether it's 8 days, 23 days, or 52 days, usually reflects a different blend of these two submarkets, not the same clock ticking at a different speed.
A Few Questions Worth Asking Before You Trust Any Single Number
Why do Zillow, Redfin, and Movoto disagree so much on the same city? Each pulls from a different sample of what's currently listed or recently closed, and Stanwood's mix right now includes a heavy volume of new-construction closings alongside a thin, high-variance legacy market. Small differences in which homes and which time window get counted produce very different headline numbers.
Should I price my Stanwood home against the citywide median? Only as a starting point. A home in Bakerview or Meadow Hawk should be priced against other recent closings in that same subdivision. A lake or acreage property should be priced against the small number of genuinely comparable sales nearby, not against a blended citywide figure that's mostly reflecting new-construction volume.
Is now a buyer's market or a seller's market in Stanwood? It depends on which Stanwood you mean. Builders are moving new inventory quickly, with Zillow showing homes going pending in about eight days. Legacy waterfront and acreage listings can sit for weeks or longer, simply because there are fewer buyers who want that specific product and fewer comparable homes to set the price against.
